There are many options when it comes to building a house, whether that be to have an input in the design process, to build parts of it yourself or build the whole thing yourself. Building a house can be an extremely flexible process. For example, you can choose as much and as little contribution you would like in the process and hire out professions for the rest.
Here is a list of options you could choose to build a house.
Package Build
A package build home involves choosing a standard design for a house that a package build company offers and tailoring it to what you want. The benefit of choosing this way to build a house is that most of the initial stages that go into designing a house are done for you. These are tried and tested and will have been built multiple times before. Many people who wish to customise their home but need a set template to start will like this option. Moreover, a package build company can take are of arranging the contractors on site and usually takes the need for additional employment of structural engineers and a quantity surveyor out of the equation.
Being Your Own Project Manager
Another option is to source all of the employees to work on site yourself. You will be able to control the day to day operations and choose who to employ. However, many individuals may find this process too overwhelming as there is a lot to think about. You also want to ensure that any contractors you employ have the necessary level of experience to ensure your self build is a success. One of the best things to look out for is whether the workers have a CSCS card. This ensures that they have the appropriate experience for the position they are currently working as, and it makes sure that they have passed their health and safety understanding.
DIY
Of course, there is the option to do much of the building process yourself, as long as you have experience. You might want to manage the construction site as well as actually build, in which case it would be highly advantageous to have a NVQ qualification.
It is unlikely that you would be able to do the entire building yourself, unless you are somehow qualified in plumbing, electricity fitting and all of the other roles that have a place in building a house. However, you can reduce the building costs by doing some of the building yourself.
Flat Pack Home
Another option for building a house is the increasingly popular flatpack home. These are constructed in a factory before they are sent to the site to be constructed. On site, they are slotted together, and the build process is a lot quicker. The only issue with this option is that you are unlikely to get as much freedom when it comes to customising the house as they have to be easily made in a factory. The more you add to your designs, the more it will cost.
